At our initial meeting, you will discover just how design
affects costs. You will decide whether to start from one of
our floorplans, or your own. You will learn about time
frames, and the entire process of creating your own custom
home.
The homesite influences the
design of your custom home in many ways.
If you have your own homesite, we will show you how to
maximize its potential, from landscaping and amenities to
architecture and details. Or select one of our custom
enclaves, where an estate community plan is ready to
complement your lifestyle.

Individual rooms planned around the way you really live your

Once you
have approved the design of your home, we will calculate a
“preliminary budget.” Once you have approved the final
construction plans, an engineer plots the home on the site
along with the accompanying grading plan and a building
permit is ordered. While waiting on the building permit from
the appropriate county or municipality, we move forward with
pricing and compile the final budget for your home.
Cost-Plus vs. Fixed Price –
Ninety percent of our clients build with us on a cost-plus
basis, which means that you know the net cost of components
and services and our margin on these costs, which total to
your final costs. Approximately 10% of our buyers prefer a
fixed price, meaning that purchasers only know the final
price but not the net costs or margin. The advantage of the
cost-plus system to the buyer is that you are involved with
making decisions on a cost/benefit basis
